Estate work is quoted after we walk the property, not from photos. A whole house has too many unknowns — what is in the crawlspace, whether the attic has a floor, how much of the garage is actually scrap metal — and a photo estimate on a job this size is a number that gets revised, which is exactly what you do not need right now.

How it actually goes

What to
expect

We start with a walkthrough, and we would rather do it with you than without you. You point out what stays, what goes, and what you are unsure about. Anything in that third category we set aside rather than load — jewelry, documents, photographs, military items, anything that looks like it might be worth something. We are not appraisers, but we know enough to stop and ask.

If you are out of state or cannot face being in the house, we can work from a phone call and send photos as we go. Plenty of the estates we clear are handled by someone three states away, and that is fine.

Usable furniture and household goods go to donation. Metal goes to a recycler. The rest goes to a permitted facility. At the end the house is empty and swept, which is usually the condition a realtor wants it in.

One thing worth saying plainly: there is no rush from us. Families take the time they take. If you need to stop for a day, we stop for a day.

What if we find something valuable?

We set it aside and tell you. We do not keep, sell, or take anything off an estate property — everything either leaves in a truck to a permitted facility or a donation center, or it stays with the family. If you want a formal inventory that is an appraiser’s job, not ours, and we can point you toward one.

Can you work with an executor who lives out of state?

Often that is exactly who hires us. We work off a phone walkthrough, send photos as we go, and invoice the estate directly. You do not have to fly in for it.

How long does a whole house take?

Most take one to three days depending on size, how full the outbuildings are, and how much is genuinely trash versus needs a decision. We will give you a realistic range at the walkthrough instead of an optimistic one.

Do you handle hoarding situations?

We do, with the caveat that severe cases sometimes need biohazard remediation first — animal waste, mold, or pest infestation are outside what a hauling license covers. We will tell you honestly which situation you are in after a walkthrough.
