Property cleanouts are priced by volume, and the honest thing to say is that they are hard to quote from a single photo — a unit that looks half-full usually is not, and closets and cabinets rarely make it into the picture. For a single unit we will quote from photos with a stated range. For anything larger, or for a recurring relationship, a walkthrough gets you a firm number.

How we keep
you covered

Everything gets photographed. Before we touch anything, as we go, and after the unit is empty. If a former tenant later claims something of value was thrown out, you have a record. That is the single most useful thing a hauler can give you on an eviction, and it costs nothing.

If there is a legal hold on the contents — and in some jurisdictions there is a required storage period after an eviction — tell us and we will work to whatever the order actually says. We are not lawyers and we will not guess at it. Where a storage requirement applies, we can move the contents rather than dispose of them.

Billing goes to the company, not the tenant, and we invoice same-day. If you turn units regularly we set up a standing rate so you are not getting a fresh quote every time — you send an address and a lockbox code and we send back a day and a price.

And you do not have to be there. Most of the turnovers we do, nobody from the management company ever meets us on site. Access, then photos and an invoice.

Do you document the work?

Yes — before, during, and after photos on every property job, sent with the invoice. On an eviction that record is the most valuable thing we hand you.

Can you invoice the management company directly?

Yes, and we prefer to. For regular volume we will set up terms and a standing rate rather than quoting each unit cold.

What if there is a legal hold on the contents?

Tell us and we work to the order. Some jurisdictions require a storage period after an eviction rather than immediate disposal. We can move and store contents instead of hauling them, but we need to know before the day — we will not interpret the order for you.

Do I need to be there?

No. Give us access — a lockbox code, an unlocked garage, whatever works — and we will do the job and send you photos and an invoice the same day.
